Inspection ledger
Every property in the dossier passes the same sequence: a physical cottage inspection, a utility availability review, an access road assessment, and a documentation check. Independent inspections before you commit.
Inspection ledger
Every stage closes with an inspector initial and a verification date, so you can trace who checked what, and when.
Foundation, load-bearing walls, roof covering and moisture readings recorded on site with dated photo evidence.
Gas capacity, electricity supply, water source and sewerage method checked against provider connection records.
Surface condition, driveway width and seasonal passability noted for dry, mud and snow months.
Ownership title, cadastral number, permits and utility contracts reviewed for gaps before you commit.
Documentation support is an administrative review only and is not legal advice. Utility availability may change, so independent verification is recommended before purchase.
Utility Availability Matrix
Each row is recorded during the inspection visit and signed off with the inspector initials and the verification date. Utility availability may change, so independent verification is recommended before you commit.
| Utility | Status | What we verify on site | Evidence on file |
|---|---|---|---|
| Electricity | Available | Connection capacity, meter seal, distance to the nearest transformer, backup generator wiring. | Meter photo, capacity note from the operator. |
| Gas | Pending reply | Distance to the main line, pressure statement, boiler and flue condition. | On-site photo, operator reply outstanding. |
| Water | Available | Well debit, winterised supply, pressure at the tap, septic and drainage routing. | Well test card, inspector initials and date. |
| Internet | Not available | Fibre route, mobile signal at roof height, line of sight to the nearest mast. | Signal test sheet, mast distance note. |
Utilities are only one part of the dossier. Read the access road assessment and the documentation checklist before you shortlist a property.
Step 3 of 4 · Road access
Road access assessments include seasonal notes, because a lane that is firm in August can be impassable in March. The condition line below marks each season with a visible text label, never colour alone, and the note field records what the inspector saw on the day of the visit.
Graded surface, two-wheel drive is usually enough. Note gradient, wheel ruts and any spot that holds water after rain.
Unpaved sections soften. Note drainage ditches, culvert condition and the last point a car can pass without a tractor.
Note who clears the lane, how far the cleared stretch runs, and whether the final approach is ploughed at all.
